Standard Inspection Report

Our Standard Records Inspection Report covers the Body Corporate information for 2-years including Financial Information, Correspondence, Insurance, By-Laws, any Defects (current & past), Quotes for Major Works, Disputes/Disharmony issues.

The Report will include copies of the latest minutes for the Annual General Meeting, Extraordinary General Meeting & Committee Meeting (copies of all minutes for the latest 2-years available on request) & other relevant Documentation taken at the time is Inspection.

Note:- This Report will not include a detailed Summary of Minutes

Relevant Documentation at time of Inspection

  • Roll report & current Contributions payable for a specific lot
  • Current Income & Expenditure Statements, Balance Sheet & Budgets
  • Registers on file – Contracts & Engagements, Assets, Authorisations & Improvements to Lots
  • Community Management Statement/By– Laws – including Keeping of Animals & Exclusive Use
  • Insurance Information – Schedule of Insurance or Certificate of Currency
  • Defects to Common Property & Lots – including relevant Building Defects/Engineering Reports
  • Expected Liabilities – proposed work & any relevant quotes for upcoming works
  • Disputes & Building Disharmony
  • Copies of Certificate, Inspections & Reports (Pool Safety, Sinking Fund Forecast, Pest Control etc)
  • Copies of Minutes for the last 2 years
  • Income & Expenditure Statements for 2 years

Comprehensive Inspection Report

Our Comprehensive Records Inspection Report covers the Body Corporate information for 2-years including Financial Information, Correspondence, Insurance, By-Laws, any Defects (current & past), Quotes for Major Works, Disputes/Disharmony issues on the prospective purchase.

This Report will also include a detailed 2-Year Summary of Minutes with a copy of latest minutes of the Annual General Meeting, Committee Meeting & other relevant Documentation taken at the time is Inspection.

Disclosure Statements & Other Services

Disclosure Statement (Section 206)

This Vendors Statement covers Section 206 of the Act and includes the current Contributions payable for the Lot, balance of the Sinking Fund as at the end of the last Financial Year and Insurance.

Documentation at time of Inspection

  • Current Balance Sheet (showing the current balance of the Administration & Sinking Funds)
  • Registers on file (Contracts & Engagements, Assets, Authorisations & Improvements to Lots)
  • Insurance Information –  Certificate of Currency (if on file at time of inspection)
  • Pool Safety Certificate
