Inspection Reports available

Standard Inspection Report:  Review of records for the past 2-years, including:

  • Financial  Information, Correspondence, Insurance, CMS (File Copy), Defects (both current and past), Quotes for Major Works, Disputes/Disharmony Issues
  • Copies of all minutes for the last 2-years, Other relevant documents from the inspection.
  • Excludes:  A detailed summary of the minutes

Comprehensive Inspection Report: Review of the records:

  • Includes all information from the Standard Inspection Report
    • Detailed Summary of the Minutes: A summary is provided for either:
      • 2 years of minutes  or
      • 5 years of minutes (offering a more extensive historical overview).

Scope and Limitations of Report
The report we provide is based solely on an inspection of files and records made available by the Body Corporate Manger. We do not conduct independent investigations and rely entirely on the accuracy and completeness of the documents to which we are granted access. Accordingly, we accept no liability for any errors, omissions, or inaccuracies in the report that may arise from incomplete, outdated, or misleading information provided. The report reflects only the information available to us at the time of inspection.

Delivery of Report
Unless specifically requested otherwise, all search reports will be delivered via email to the nominated email address provided in this form. It is your responsibility to ensure that the email address supplied is correct and accessible.

Fees and Payment Responsibility
You undertake to be responsible for payment of the Tax Invoice issued for the services provided. This includes any additional charges imposed by the Body Corporate Manager (BCM) for access to records or completion of the inspection. If such additional charges arise, we will notify you before proceeding. No extra costs will be incurred without your prior approval.

Acceptance of Terms
By submitting this form, you confirm that you understand and accept these Terms & Conditions, including the limitations of the report, delivery method, responsibility for payment, and the process regarding any potential additional charges.

What We’ll Provide
With this request, we will provide three documents: the Body Corporate Certificate (Form 33) prepared by the body corporate or their authorised agent (e.g. the strata manager), the CTS Search Statement confirming the current CMS details, and the registered CMS, which we will obtain from the Titles Office if it’s not included in the Form 33. If you’ve already obtained the CTS Search Statement and/or the CMS, please include them with your request to help avoid duplication.

Turnaround Time
Legislation allows up to 5 business days for the body corporate to provide the certificate. We will contact you if any issues arise or further information is required.
